What is my zoning?
The easiest way to determine your zoning is to download the Official
Zoning map from the General Information page and find your parcel. If you
can’t tell which is yours, feel free to call Town hall at 464-5602.
What can I do with my property?
This depends on what your property is zoned. Once you know, take a
look at the ‘Permitted Use Chart’ which can be downloaded from the
General Information page. Use the chart to find your land use zone and
scroll down to see all the land uses which contain a ‘P’ for permitted
or a ‘C’ for conditional use. Please note that even permitted uses
need to undergo review from the Town Planning Department.
What are my setbacks?
That depends on the land use zone you’re in. Once you know, take a
look at the Dimensional Standards chart for your zone on the General
Information page.
How do I get started building a home, store, or restaurant?
The best way to get started is to investigate the requirements for your
proposed development in the ‘Land Development Code’ or the more user
friendly ‘Administrative Handbook on Land Use’. Both of these can
be downloaded from the General Information page. When you’re ready to set
an appointment or if you have any questions call the town planner at
464-5602
Who gives me a permit, the Town or Mesa County?
Both. You’ll need a Planning Clearance from the Town of Palisade
before securing any building permit from Mesa County.
Do I need a survey for my project?
Generally speaking, fences, sheds and other similar structures or
expansions do not need a survey. Commercial projects, new homes or
anywhere there is uncertainty needs to be surveyed. Remember,
getting a survey protects YOU.
What sort of design standards are enforced in Palisade?
The Town does have design standards for siding, fence composition, front
porch requirements, roof pitch, garage placement and others. The
‘Considerations for Review’ box on your Planning Clearance Application
should contain most, but take a look at the Administrative Handbook on
Land Use for more detail about design standards for your proposal
(available on the General Information page).
Who will review my plans?
That depends on the extent of your project. Many projects are reviewed
by the Town Planner and other town staff. Larger projects require
the review and decision by the town Planning Commission. The
largest project which involve the vesting of development rights are
reviewed by the Town Board of Trustees. For an overview,

What if my plans are denied?
The Town has every interest in helping you complete your project in a
way which will benefit you and the Town. We are ready to work with you,
however, if you feel as though your project has been unfairly denied please make an appearance at
a Planning Commission meeting or present yourself before the Town Board
of Trustees. Constructive comments and ideas are always welcome! The Town
Board meets the second and fourth Tuesday of every month at 120 W. 8th
Street at 7:00. The Town Planning Commission meets on the Wednesday
following the first Board meeting of the month at 120 W. 8th Street
at 7:00.
